AIMS AMP Capital Industrial REIT's distribution per unit (DPU) rose 0.7% to 2.85 cents in the third quarter ended Dec 31, 2015, from 2.83 cents a year ago.
Net property income rose 2.7% to $21.1 million from $20.5 million previously.
The REIT says it has kept "momentum" to deliver growth and returns for its investors by maintaining a focus on "active" portfolio management and a "well-balanced" leasing approach.
During the quarter, it secured 18 new and renewal leases, representing 23,276.3 sqm at a weighted average rental increase of 0.6% on the renewals.
It also maintained a portfolio occupancy of 93.4% -- above the industrial property average of 90.8%.
Looking ahead, the REIT remains "cautious" on the outlook of the industrial property market as it is expected to remain challenging.
But it expects to maintain a "stable" performance for the remaining quarter of FY2016.
