Croesus Retail Trust posted a distribution per unit of 1.86 cents for its third quarter ended March 31, down a touch from 1.9 cents a year ago.
This was due to a rights issue in November 2015, when more than 114 million new units were issued.
Gross revenue rose 24.4% to 2.47 billion yen ($31 million), while net property income rose 21.2% to 1.41 billion yen, due mainly to the acquisition of Torius mall last October, as well as the tenants renewal exercise at Mallage Shobu.
CRT closed 1.8% higher at 83 cents on Thursday.
